Q:
Hi everyone,
I am looking to move and have been considering AZ. I was wondering what, if any requirements they have as far as smog equipment and emissions go.
Also, if anyone has any leads on some property. I'm not real picky at this point and would consider anything that wasn't downtown/innercity. Somewhat in the country would be nice.
Any info is appreciated.

In the country? Try Laveen, Arizona.
Just right outside of Phoenix, and a GREAT country side community, and not far from anything you would need to get to. You can get to the center of downtown phoenix, in 20 minutes, so that tells you its not too far from things. My parents and grandparents live there, as will I soon too. Land is going up in price FAST though, so you need to move quick to get any good or better deals.
As for emissions. ANYTHING prior to 67 doesnt need to be tested, but rather just take you title down to DMV and get a Plate and registration.
But for 67 and on, everything gets dyno tested. Anything proior to 85 doesnt get tested for NOX. They only get tested for HC, and CO, on a loaded and Idle. Once you pass that test, you will have a QUICK visual, for PCV, cystem, vacume lines, CAT, etc. Takes about 1 minute for a visual. Unless you have a Big Ole 6 INDIVIDUAL THROTTLE BODY INTAKE!! Than it takes a bit more time, as they have to get pancho, cisco, pablo, jesus, and all the other workers there to see WTF is going on, then they just get frusterated and say "you passed" and slam the hood shut!!

I will look into that area. How far is it from Mesa? I think that is where Arizona Z is right?
There are very few Z enthusiast were I am now and I would like to go somewhere that has a few more.
As far as land prices, what would be a good example for say around 5-10 acres in that area? The prices around here are about 25K-50K an acre. There are still a few remote places that can be had for around 8 or 10K an acre though.

Ummmm, you might want to look, elswhere, as land here is ALOT more than that. My family owns 81 acres in Laveen, and we were offered 225 PER for a 40 acre parcell, and we turned it down. Your not gonna find much of ANY Land for less than 150 P/A, in central Arizona.
And laveen is about 30 minutes from mesa. But Dont base where you gonna live based on arizona z, LOL.

No, actually we cant sell right now, NO we are not rich, we barely make by at times actually. The land is actually in my grandmothers name, and she has alzheimers diesase and my dad is a conservetor for her, which means, we have to preserve all of her assets, but cant sell anything, so basicly, its all hers, and none to sell. SO yea, my immidiate family is not rich at all, and Me, pshhh, Im about as poor as it comes at times, lol.

Yeah, I know what it is like to have well off family and to be living pay check to paycheck myself. I am not complaining though. I choose to create free time and spen it with my family and hobbies rather that working my ass off to have more stuff. In the end I think I will have everything I need and a wife and children that love me.

Since you mentioned Mesa, I'll chime in. Housing prices are around $150 per sq ft. I wouldn't shoot for Mesa but but Apache Junction is just East of there and I suspect prices might be more reasonable due to the location. It is a town that has always struggled to survive since the freeway took visitors out of town. If your income is not tied to a metro area I'd look North to Camp Verde, the climate is a bit better than Phoenix or Flagstaff.
Bryan, if the land ever goes up for sale let me know I have a great idea for a "planned" community.

They have a cost-basis taxation system. Meaning it can only be taxed at the original PURCHASE price. If gramps bought that back when it was $400 for a 40-acre parcel, the taxburden would be totally low!
And if you sell it, GIVE HALF OF IT TO UNCLE SAM...

Actually how it works is this. Once my Grandmother passes, (heaven forbid) We will have to give 40% to taxes, and the rest will be divided between my aunt and dad. NO way around it, BUT each year that percentage goes down, so the longer the better, thats what the lawers are telling us now anyways.

No, there IS a way around it, you will have to transfer her assets into a trust with the conservator as the trustee. Then the trust holds the property after her death, with your dad and aunt as beneficiaries of the trust.
This avoids the tax liabilities on the "death tax" (hmmm, and Dubya is a moron for wanting to repeal it---hmmmmm, it only benefits the "rich"...)
I know some people in CA who have used this to keep a Prop13 valuation on houses that were bought for $35K and are now worth well over $1million. Inhabitation and transfer was seamless, nobody had ot pay anything in taxes, and the prop 13 basis is still intact so the current occupants are not paying taxes on the million dollar house they "inherited" but rather taxes on a 35K house (under prop 13) that the trust is still maintaining.
The only time the taxes will be due is when they liquidate the trust, and having someone do that a little at a time will expose you to far less tax liability if done properly.
There are ways to circumvent that damnable unfair death tax---but it takes some legwork beforehand, and some good lawyers to write the trust up---as well as siblings that have good heads on their shoulders and that won't get greedy for a short-term profit.

Only the greater pheonix area and tuscan require smog testing. the rest of the state doesn't. I'm in Kingman much growth and houses start new in the $150's and up(mostly - up). We're close to Laughlin, NV. Casino's, etc. Sam's club, HomeDepot Big city stuff.....HA!

Have you considered any other states, possibly futher east. Kentuck, Tennesse, and Indina have VERY cheap land, my family bought 190 arces and built a 5200 square foot house for 250K about 8 years ago.I thought if the land in AZ was too rich for your blood you might try to find it cheaper else where, remember, that God isnt making anymore land and there is all ways more people being born to divide that land among. You can only get richer by waiting.

They also have snow, as well as Hoosiers, Voulnteers, and uh....Kentuckians (?)!!! There in Arizona, you are never more than an hour from snow. As in, you can leave it easily any time you want.

Not Memphis, Forrest City!
Something about down home. Lived there from birth to the age of three. Then lived in NY for the rest of his life.
Thinks of himself as "not a city boy" yet, is shocked by what he sees every time he heads "off the beaten path" and finds "towns" of 34 people...
It's a romantic idyllic vision he has about "going back to his coutry roots" which he never really had. He has no idea WTF he's getting into! He once turned down buying a place because he had to have water delivered and stored in a Cistern.
Don'tcha'll know? Water comes from the spigot from the central water plant? It don't get delivered in a truck, and stored in a concrete tub in the cellar!
Yeah, he's a "real country boy" he is! LOL
I really want him to go there and "live the life" for 6 months or a year. He really has no clue what it's like to have to drive yourself to town 35 miles away with a broken throttle leg because the vet is out doing birthing, and can't set your leg right away...
City Boy is going to find "another world" when he starts living in Grandpa's Place with the pipes that run to the creek for sewage disposal... I always tell him, "be careful what you wish for, you just might get it!"
He has no idea!
Though if he's there, I can visit pretty easily being just up the river a piece. Course, my place in Michigan has a cistern...I don't have a problem with that. Then again, I wasn't raised as a city boy. he he he!
